Filing complaints on an inspector who’s telling the truth and calling you out on poor workmanship is comical. You guys just smeared your name in the mud even more. lol. Do better!!!! Or file chapter 11.

NEVER EVER purchase a home from Taylor Morrison developers. They have over 100 years of building homes and developing and they still can’t get it right. Expect fixtures to be improperly installed, including tubs, expect countertops not to be leveled and sloping towards you so that if any water gets on the countertop it’ll pour right onto your drawers and cabinets below, your feet or the floor. Expect leaks, lower than standard defective lumber, missing framing hardware, over spanned floor joist that will have your floor squeaking, missing insulation or no insulation at all in exterior perimeter walls and many more flaws throughout. These people hire incompetent builders to do the actual building of the home. I highly doubt that those people are even licensed bonded and insured. A total scam.

This is an active community filled with friendly, fun people. Landscaping is beautiful and well-kept as well as the indoor and outdoor pools. Our art studio is enjoyed by many and so is the clubhouse. We couldn't be happier in our retirement life.

BUYER BEWARE....They sell you on being gated with a guard house, but the reality is the back gates are WIDE OPEN 6 days a week, and will remain that way for 5 years or so until ALL of the houses are built! Also, at night, they did away with the third shift guard, so there is NOBODY there for 8 hours every night when it's most important. All they care about is their bottom dollar. They do not care about the safety of their residents or the fact that we pay $288 a month for the HOA here. Every single year that goes up and every single year the amenities go down. The front gate has been broken all week again. So we pay all these exorbitant HOAs to cover guards and gates that are not even being used, and have no effect other than a flashy appearance when you first drive up so they can sell you a false sense of exclusivity and security.

Taylor Morrison has about 500 more homes to build and they have now stated at our managers meeting that they will no longer put any more money into this community. The café needs items to meet code order half the menu will not be able to be served and they said no.
The patio need ceiling fans we live in the desert and misters you go to any other facility and they having that once again, Taylor Morrison said no more money
The pool needs to be re-plastered, you would’ve thought when they emptied it and shut it down that to change the tile that they would’ve done that at the same time.
They are flooding the parking lot in front of the entrance to the village center because the gardeners are not cutting around the sprinklers so the sprinklers will pop up.
Because the wages are so low in the café. The good people never stay. In four years, we’ve probably had at least six café managers and this next one is leaving not because of the drive.!

Just being honest. Beautiful scenery, quiet subdivision, except there are many issues here.

The now builder Taylor Morrison will not fill or listen to any requests of the residents. Living here without a HOA that doesn't listen to the needs of residents is just AWEFUL.

The facilities cannot accommodate everyone for some events that are run. They have to limit or have 2 events which are hardly ever. No room for all residents to attend certain events. The cafe doesn't have enough storage to accommodate different food items. So there is such a turnover in cafe management and the same food items.

Sadly here also, you pay an extra HOA fee ($77.00) for the Estrella Mountain Ranch subdivision ($299.00 total HOA per month!) Have access to walk this lakes but so does the public, they do not monitor them there.

Gated community is not always gated. The gates are basically open 5 Am to 4:30 pm due to the builder building... and will be open until all homes are built. Which will be for a long time.

There is also a fly issue in the summer along with a sanitary stench from Willis Rd. that periodically comes on certain days. You can't even sit outside in the summer because of flies. HOA doesn't address this.

Think twice.
