Update 3/8/24: This organization offers lending programs for first-time homebuyers, but they require a high housing expense ratio (upwards of 30%) while still remaining within the lower income limits to even qualify for the program. If you get second or third loans to assist with downpayment and closing costs, you will not see any money you’ve paid (equity) unless the refinance or sale of the home shows you’ve exceed the amount owed for those additional loans. And with mortgage rates being as high as they are, it doesn’t seem like an appropriate course of action. Do your own research and ask questions to get the details. Hopefully you will get them upfront and in a timely fashion. We went a different route in the end.

Update 9/8/23: We have heard back from the organization and have the needed paperwork to continue the home buying process. I will continue to update as we continue the process with VCCDC.

9/1/23: We were referred to this organization. My family had read good things about the home buying services offered by this organization, and it seemed to fit our specific circumstances. We got started with the process and made significant progress but have since hit a roadblock. I hope it’s because they get a lot of interest from clients, but the director of lending services is slow to respond, if at all. As a result, we have been unable to confidently progress in our home search and buying process. I firmly believe organizations like these are invaluable and much-needed, especially for underserved members of communities. Because of this, it would be nice to have a more efficient process that was transparent and responsive. I hope for improvements.

This program on paper looks like it would be super helpful to the average person. Francine was amazingly helpful and wonderful, she was the only person at this office who would follow up and communicate with me. I tried several times to reach out to others who claimed to be working with me but never received an email back or a call. Overall work with the company for credit counseling but if you try to work with their lender, you probably wont hear from them.
